Tomando en cuenta que no sólo se enfrentará una segunda hipoteca, al ya haber una primera el banco tendrá la responsabilidad de comprobar si los niveles de ingresos son los suficientemente hacia arriba como para que ambas puedan pagarse sin complicaciones.
En este sentido, revisan al solicitante que disponga de unas finanzas necesarias para garantizar la devolución de ambos préstamos.
Estar sin deudas
Al momento de pedir una hipoteca para una segunda vivienda, el banco también revisará los niveles en cuanto a deudas de quien solicite la hipoteca de segunda vivienda.
De esta manera, deberá constatar que el solicitante no tenga ningún pago pendiente, ni préstamo personal o crédito y que no deba ninguna cuota de la primera hipoteca.
Asimismo, antes de otorgar la segunda hipoteca también verificará que no tenga otras facturas por pagar (luz, aguas, gas, teléfono, etc.) y que no esté en ninguna lista de morosos.
Contar con ahorros suficientes
En lo que se refiere al momento de abordar pagos ya sea para cancelar hipoteca o cualquier otro préstamo, los ahorros personales siempre son tomados en cuenta.
En un caso en concreto, podría decirse que tener más ahorros que los que se solicita es lo recomendable para hacer frente a las solicitudes hipotecarias, al momento de pedir una hipoteca para una segunda vivienda.
